FirstPark is central Maine’s premier business campus — 285 acres of shovel-ready, fully permitted land in Oakland, built from the ground up to make locating and growing a business here as straightforward as possible.
FirstPark was established by the Kennebec Regional Development Authority (KRDA), a state-created economic development organization. Unlike a privately developed business park, FirstPark is supported by 24 member communities across the Kennebec and Somerset county region — towns that have invested in the park’s success because they understand what a thriving business campus means for the entire region.

The park is located in the town of Oakland, 15 miles north of the state capital in Augusta, immediately adjacent to Interstate 95 with one mile of visible frontage.
Since its founding, FirstPark has grown to include major employers like T-Mobile and Maine General Health, alongside smaller professional firms, healthcare providers, and technology companies. With new executive leadership in place and strong momentum, the campus is positioned for its next chapter of growth.
The campus
At FirstPark, you can build your business in a place that feels welcoming, connected, and distinctly Central Maine.
FirstPark offers more than a great location. Surrounded by trees and thoughtfully designed as a campus, our beautifully wooded business park creates a welcoming setting for businesses and the people who work here. With utilities in place and installed underground, the park has a clean, professional feel that blends naturally with the surrounding landscape.
But perhaps what makes FirstPark truly different from other business parks is the sense of connection. Businesses here are part of a growing community, not simply buildings on individual lots. People know their neighbors, businesses share ideas and resources, and there’s a genuine sense of being part of something bigger.
Find Your SiteLocated in the heart of Central Maine and just minutes from I-95, FirstPark makes it easy to get where you need to go – while keeping you close to everything that makes the region special. Downtown Waterville, local shops and restaurants, colleges, trails, and a vibrant community are within minutes of the park.
FirstPark is fully permitted by the Maine Department of Environmental Protection, the Maine Department of Transportation, and the Army Corps of Engineers, and is a fully approved subdivision of the Town of Oakland. FirstPark also holds a Foreign Trade Zone (FTZ) designation, which provides meaningful advantages for businesses with international supply chains or distribution operations. Few business parks offer this combination of fully permitted sites, built-in infrastructure, and FTZ status.
